In basic construction materials, St. Vincent Builders only specifies top-of-the-line brands. For finishing materials, the owner will be the one to choose what kind of finishes he wants to use with the assistance of our architect.
All necessary paperwork and procedures for the building permit application are handled by the company, including coordination with local authorities. However, bonds and subdivision fees are to be settled by the client. For water and electricity applications, the company manages all site coordination and groundwork, while payment of corresponding charges remains under the client’s responsibility.
The project cost is initially assessed through the Conceptual Design Package. Design plans are developed based on the client’s specific requirements, after which a detailed cost estimate is prepared. If the initial estimate goes beyond the target budget, necessary revisions to the design and costing are made until both align with the desired specifications and budget range.
Upon approval of the final design and cost estimate, the process proceeds to contract signing. A 10% down payment is required to initiate building permit processing. After the permit is released, a 20% down payment is made before the start of construction. The remaining balance is paid through progress billings, based on actual work accomplished on site.
